Inclusionary Zoning Orientation

Virtual Inclusionary Zoning (IZ) Orientation: Introduction to the IZ Program for buyers and renters in the District of Columbia

Interested in buying or renting a home but don’t know if you can?

This orientation provides an introduction to the IZ program that the District of Columbia designed for income eligible households to purchase or rent at below market prices in DC.  Inclusionary Zoning is a law that requires developers to set aside a certain number of units for low-to moderate- income households. Participants will receive their Inclusionary Zoning Certificate after successful completion of this 2 hour orientation and once attendance is confirmed. The IZ Certificate will be valid for 2 years and will give participants an opportunity to enter the Inclusionary Zoning Lottery or renew an existing certificate.

Financing Your Future - Virtual

This class helps attendees to understand the basic aspects of budgeting, they will gain the ability to develop and make a spending plan to meet their goals. They will understand the importance of saving, creating and emergency funds, and how to get help from local resources. In addition, attendees will understand how to manage the credit system and the importance of building a healthy credit record, to achieve financial well-being. They will gain a better understanding of terminology used by financial institutions and credit bureaus.  

This workshop includes the following topics:  

○ The importance of developing a spending plan, wise spending habits, in addition to receiving tips on how to save money. 

○ Find out about the importance of setting goals to achieve financial objectives. 

○ Identify the difference between needs and wants to achieve your financial goals. 

○ Learn how to establish a credit presence and maintain a good credit history, and how financial institutions determine creditworthiness.

Orientación Sobre Zonificación Inclusiva

Este taller explica el Programa de Zonificación Inclusiva a personas interesadas en comprar o arrendar en el Distrito de Columbia. Esta orientación revela todos los detalles sobre el programa IZ que el Distrito de Columbia diseñó para que los hogares con ingresos elegibles puedan comprar o alquilar a precios inferiores al mercado en DC. La Zonificación Inclusiva es una ley que requiere que los desarrolladores reserven una cierta cantidad de unidades para hogares de ingresos bajos a moderados. Los participantes recibirán su Certificado de Zonificación Inclusiva después de completar esta orientación de 2 horas y una vez que se confirme la asistencia. Los Certificados IZ son válidos por 2 años y brindan a los participantes la oportunidad de ingresar a la Lotería de Zonificación Inclusiva o renovar un certificado existente.

¿Interesado en comprar su primera casa?

Esta clase se provee en Español virtualmente vía ZOOM en dos partes:

      Parte 1: martes 15 de Octubre 2024 - 5:00 a 8:00 pm

      Parte 2: miercoles 16 de Octubre 2024 - 5:00  a 8:00 pm

En estos talleres aprenderá como navegar el proceso de comprar una casa en Maryland, incluyendo  áreas como los condados de Montgomery y Prince Georges y como obtener una buena hipoteca. También aprenderá como su historial de crédito, presupuesto personal, y finanzas personales podrían afectar su éxito en el futuro. LEDC invita a diferentes expertos incluyendo a un oficial de préstamo, inspector de vivienda, agente de bienes raíces, y agente de seguro para explicarle las diferentes áreas dentro del proceso de compra de casa.

Esta clase es conforme con los requisitos de los programas de prestamistas y el gobierno que requieren entrenamiento para compradores de casa por primera vez. 

Al registrarse para esta clase se compromete a participar en las dos sesiones.  Su ausencia en una de las sesiones, resultará en una reprogramación  lo cual  retrasará su elegibilidad para obtener el certificado que le permitirá optar a programas especiales para compradores de casa por primera vez.

Al terminar esta clase de 6 horas debe programar su cita individual de consejeria para recibir su certificado HUD.
